Ho Chi Minh City, still called Saigon by most who live in it, is Vietnam's largest city, the country's primary financial hub and the foreign-buyer market by some distance. The city's residential premium segment concentrates in three corridors: the colonial-grid core of District 1, the planned Thu Thiem peninsula across the Saigon River in District 2, and the masterplanned Phu My Hung in District 7. Each draws a different foreign-buyer cohort and trades at a different price layer.
The rental market is even more important than the buyer market for most arriving foreigners. Long-stay leases in serviced apartments and private condos make up the dominant first-eighteen-months solution for the international workforce. The market is liquid, broker-led and largely cash-friendly, with deposit norms and notice periods that favour tenants more than agents typically advertise.
