1. Acceptance

By accessing or using latitude.asia (the “Site”), you agree to these Terms of Service (the “Terms”). If you do not agree, please do not use the Site. We may update these Terms from time to time as described in section 14.

2. About Latitude

Latitude is an editorial magazine for foreign property buyers, long-stay residents and regional travellers across Asia. The Site publishes long-form buyer guides, market reports, directories of property brands, real estate agencies, service providers and restaurants, and a curated newsletter.

Latitude is published by MaproGlobal OÜ, a private limited company registered in Estonia.

3. The service we provide

The Site provides:

  • Editorial content. Buyer guides, market reports, destination hubs and lifestyle coverage written by Latitude.
  • Directories. Curated editorial lists of property brands, real estate agencies, service providers and restaurants. Inclusion in a directory does not imply endorsement of any specific transaction.
  • Newsletter and reports. Optional email subscriptions for editorial dispatches, market reports and city briefings.
  • Claim and submission flow. A process for listed firms to claim their directory profile or submit new listings.

4. Not professional advice

Information on Latitude is for general guidance only. It is not legal, tax, financial or investment advice. Foreign property buyers should engage qualified Thai legal, tax and property counsel before committing to any transaction. We do not accept liability for decisions taken on the basis of editorial content.

5. Editorial independence

Latitude separates editorial from directory. Premium directory listings improve a firm's placement and unlock richer profile features. Premium status does not influence which firms or projects we cover in editorial pieces, or how we cover them. Where there is a commercial relationship that could be relevant, we disclose it.

6. Accounts and registration

At the time of writing, the Site does not require an account to read editorial content. Newsletter and report subscriptions require only an email address (and optionally a first name).

We are planning a future customer login experience, including the option to sign in with Google and other identity providers, so that firms can manage their claimed listings, enquiries and Premium subscriptions in one dashboard. When this launches, these Terms will be updated to cover account use, and your data handling will be described in the Privacy Policy.

7. Directory listings and claim process

Directory listings are created and curated editorially by Latitude based on publicly available information. We do not charge for inclusion. Firms may claim their profile to take editorial control of the listing, free of charge. Premium tiers are optional and described on our pricing pages.

When you claim a profile, you confirm that you are authorised to represent the firm in question. We may require reasonable proof of authorisation before transferring editorial control.

Latitude reserves the right to reject, edit or remove any claim or submission that we believe is inaccurate, misleading, unauthorised, or otherwise inconsistent with our editorial standards.

8. User submissions

When you submit information to Latitude — through a claim form, an enquiry form, a new-listing submission, an email or any other channel — you confirm that the submission is accurate, that you have the right to submit it, and that you grant Latitude a non-exclusive, royalty-free, worldwide licence to use the submission for editorial and operational purposes related to the Site.

You must not submit content that infringes third-party rights, is unlawful, defamatory, deceptive, or abusive.

9. Intellectual property

The editorial content on Latitude — including text, photography, charts and layout — is owned by Latitude unless attributed otherwise. You may read, link to and share Latitude content for personal and non-commercial use, with clear attribution. Reproduction in whole or in part for commercial purposes requires our written permission.

Logos, trade names and trademarks of third parties referenced in our directories remain the property of their respective owners and appear for identification purposes only.

10. Third-party services and links

The Site uses third-party processors (Vercel, Brevo, Google, Meta) as described in our Privacy Policy and Cookie Policy. It also links to third-party websites (firms' own sites, sources, government databases). Latitude does not control those services or websites and is not responsible for their content, accuracy or availability.

11. Payments

Premium subscriptions are billed in USD via Stripe. Subscriptions renew automatically until cancelled. You can cancel at any time; cancellation takes effect at the end of the current billing period. Refunds for partial periods are at our discretion.

Launch-rate pricing, where offered, is described on the relevant pricing page and is subject to the lock-in rules disclosed there.

12. Limitation of liability

To the extent permitted by law, Latitude is not liable for any indirect, incidental, consequential or special damages, lost profits, lost revenue or lost data arising out of your use of the Site, even if we have been advised of the possibility of such damages.

Our total liability to you for any claim arising out of these Terms or your use of the Site is limited to the amount you have paid to Latitude in the twelve months immediately preceding the event giving rise to the claim, or USD 100, whichever is greater.

Nothing in these Terms excludes or limits liability that cannot be excluded or limited under applicable law.

13. Indemnification

You agree to indemnify and hold Latitude harmless from any claim or demand, including reasonable lawyers' fees, made by a third party arising out of your breach of these Terms or your violation of any law or third-party right.

14. Changes to these Terms

We may update these Terms from time to time. The date at the top of this page shows when we last updated them. Material changes will be announced via the Site or by email. Your continued use of the Site after changes take effect constitutes your acceptance of the updated Terms.

15. Termination

We may suspend or terminate your access to the Site, in whole or in part, at our discretion if you breach these Terms or use the Site in a manner that may cause harm to Latitude or to other users. You may stop using the Site at any time. Subscription terms in section 11 apply on cancellation.

16. Governing law

These Terms and any dispute arising out of them are governed by the laws of the Republic of Estonia, without regard to its conflict-of-laws rules. Any dispute that cannot be resolved informally shall be submitted to the competent courts of Tallinn, Estonia, subject to any non-waivable rights you may have as a consumer under your local law.
