Hanoi is the country's political capital, its diplomatic centre and the seat of the major state-owned enterprises. The foreign-buyer market is materially smaller than Ho Chi Minh City but it is more institutional. Diplomats, multilateral staff, university professors and senior banking expats anchor a tenant base that turns over predictably and pays consistently.
The Tay Ho district on West Lake remains Hanoi's foreign-resident heartland. The Ba Dinh embassy belt and the Trung Hoa Nhan Chinh corridor add secondary clusters. Premium new-launch pricing sits below Saigon equivalents, while rental yields tend to be slightly higher because tenant tenure runs longer.
