Pattaya is two hours from Bangkok by car and one hour from U-Tapao International Airport. Russian, Chinese, Korean and European purchasing has historically driven the market in roughly equal share.
The structural story has shifted in recent years. The Eastern Economic Corridor (EEC) — Thailand's flagship investment zone connecting Pattaya, Rayong and Chonburi — has begun to reshape the foreign-resident base toward longer-term professionals working in the corridor's industrial expansion. Premium condominium supply along Wong Amat and Pratumnak has tightened as a result.
